Whether you are a first time landlord or have a large portfolio, we understand that letting your property can be a stressful experience. With this in mind our most important considerations are providing you with the best possible service and finding the right tenant for your property.
As an independent company you will deal primarily with the same negotiator throughout the process, a personal touch that can be lost when dealing with large organisations.
We currently offer 2 levels of ‘Lettings service’, but of course, these packages can be tailored to suit your needs;

For Landlords who don’t want the stress of being directly involved in the management of their property we recommend the ‘Fully Managed’ service;
Using major property portals, social media and our extensive database we find a tenant for you, perform comprehensive reference and credit checks, prepare all relevant legal documentation, check tenants in on the day of move in, transfer utilities, collect all rent and transfer to yourself, carry out periodic inspections and arrange and negotiate maintenance should you require it.
Fully Manged - Key Features
- Maintenance - ‘Fewer Issues, Faster Fixes’: Our tenants report their maintenance issues using state of the art maintenance software. The software has built in guides, tenants are made aware of their responsibilities and given all the information necessary to solve those frequent ‘easy to fix’ problems that they might come across. The software generates concise reports and translates from over 40 languages, the clear reports help contractors to prepare for the specific issue at hand, meaning issues can be fixed on the first contractor visit.
- Property Inspection Reports – To ensure your property is not being mistreated we perform property inspections throughout the tenancy. Most reputable letting agents will offer this as part of there fully managed service, however, we have developed this further. You will receive an inspection report that includes internal and external photos and if issues were raised on the inspection there will be a clear list of required actions. Our current Landlords love this feature as it gives them a greater understanding of the condition of their property and peace of mind that their investment is being cared for.
- Rent Recovery – Whilst we take every precaution to rent to only reliable tenants, their circumstances can sometimes change outside their control. When this happens, its natural to be sympathetic, but also important to ensure that landlords still receive rental income to cover their mortgage and outgoings. At Amber Homes we offer a specialist Rent Recovery product to help protect landlords income and cover related legal costs in the event of unpaid rental income by a tenant. This product is available to Landlords using our Fully Managed service at an additional cost.
- PayProp – An automated system that will facilitate faster rental payments and provide clearer visibility of your portfolio’s performance. For you, this means: Monthly owner statements detailing all transactional movement of funds through a property on a month by month basis. Proactive arrears management by way of daily e-mail and SMS options. Faster payment – thanks to PayProp we can reconcile our client accounts down to £0 each day. Monies received can be paid to you by no later than 9am the next morning! Better service as PayProp enables us to spend more time servicing your portfolio and providing a great service to you. Greater visibility – PayProp is the only bank-integrated lettings payment system in the UK. All portfolio values are therefore 100% correct and up to date.
